Why it matters

The lawn and your bond

When you vacate a rental in Victoria, you're expected to leave the property — including the garden — in much the same condition it was in at the start of the lease, allowing for fair wear and tear. An overgrown or neglected lawn is one of the easiest things for a property manager to flag at the final inspection, and one of the most common reasons part of a bond is withheld.

The good news: the lawn is also one of the easiest things to get right before you hand back the keys.

The expectation

What's expected at vacate

Check your entry condition report and lease for any specific garden clauses, but as a rule property managers expect the lawn mowed and edged, garden beds tidy and weeded, clippings and leaves cleared, and no rubbish or belongings left behind. If the lawn was neat when you moved in, it needs to be neat when you leave.

Where tenants get caught out is timing: leaving the mow until the day of the move, when the lawn is long, the bin is full and there's no time. Booking it a day or two before the inspection takes the pressure off.

Your options

DIY or professional

Doing it yourself

Fine if you have a mower, the lawn is in reasonable shape, and you've got time around the rest of the move. Mow, edge, blow down the hard surfaces and bag the clippings.

Booking a professional

Worth it if the lawn is overgrown, you no longer have a mower (often the case when you're moving), or you simply can't spare the time mid-move. A professional end-of-lease mow is fast, thorough, and — importantly — comes with a receipt.

What we do

Our end of lease mow

An end-of-lease clean-up from us includes a full mow at the correct height, clean edging along every path, driveway and bed, and a complete blow-down so the property presents at its best for the inspection. For overgrown lawns we bring it back in one visit wherever possible.

We provide a receipt you can forward straight to your real estate agent or property manager as proof the garden was professionally maintained at vacate — which is exactly what they want to see. Get a free quote for your suburb and move-out date.

FAQ

End of lease lawn questions

If the property had a maintained lawn at the start of your tenancy, you're generally expected to return it in a similar condition, allowing for fair wear and tear. A neglected or overgrown lawn is a common reason for bond deductions in Victoria.
Yes. We provide a receipt for every end-of-lease mow that you can forward to your real estate agent or property manager as proof the garden was professionally maintained at vacate.
It depends on the size and condition of the lawn — a standard tidy is priced like a normal mow, while a badly overgrown vacate clean-up is quoted individually. Contact us with your suburb and move-out date for a free quote.
A day or two before the final inspection is ideal — the lawn still looks freshly cut without regrowing, and you're not scrambling on moving day. Booking ahead is wise during busy end-of-month periods.
